Within the Memorial Park Neighborhood there are three commercial corridors, located on Pine Avenue, Main Street, and Niagara Streets.  In order to attract more jobs, visitors and investment into the community, efforts need to focus on the intensification of uses in these commercial corridors to maximize economic development returns for the community. The current, suburban design of Haeberle Plaza constrains any intensification efforts, which are needed to in order create a vibrant, plaza atmosphere. Redevelopment of the plaza would allow for the potential expansion of residential and commercial opportunities such as medical-related ventures, which in turn would benefit the plaza owner, hospital and neighborhood as a whole.

 

Recommendations

·        Intensify commercial activities on Pine Avenue

·        Expand size of commercial lots on Niagara Street to allow for a greater variety of businesses on the commercial strip as well as the option of rear parking

·        Redevelop Haeberle Plaza by introducing New Urbanist, mixed-use development principles, encouraging new retail, office and residential opportunities and improved pedestrian access
